Oxford Summary

Located in a coveted section of the Rugby Hills neighborhood, we acquired this neglected 1930’s Georgian Colonial located on a one-acre property with division rights. Upon closing we subdivided the property to create a separate buildable lot, sold the lot, and proceeded with a renovation and sale of the existing residence. We purchased, sub-divided, and sold both the lot and main residence within a 12-month timeframe.

Architecture Notes

For the exterior of the home, the team mostly focused on preserving the existing Georgian Colonial Façade.  Added touches include Jefferson-inspired Chippendale railings at the upper balcony, and a dormer on the rear elevation to expand the top floor into living space.

The house was on steeply sloped land with bucolic views across the largest estate in the Charlottesville.  The team re-graded the site to create a cascading series of level terraces and lawns separated by stone retaining walls and interconnected with bluestone steps and pathways.

Inside we opened the compartmentalized layout to create an expansive 4,000 square foot living space spread over four floors, which includes a chef’s kitchen, owner’s suite with private balcony, and many thoughtful connections to the surrounding landscape.
